Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • Please note a Ring doorbell is installed and views the parking area, and there is a second camera on the front of the house facing the driveway. Neither impede common areas visually or audibly.
  • Access to the New River is at the Big Hill Community Park, a short drive from the cabin.

Policies and Rules

  • Must be at least 25 years old to reserve. The reservation holder must be the person signing the agreement and must be one of the persons staying at the property for the reserved dates.
  • No smoking allowed in the home. No trace of smoking should be left outside the home.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book or digital guidebook.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle. Chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
  • This home allows up to 2 mature, well-trained and hypoallergenic dogs with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted.
  • Minimum age: 25 years.
  • Children allowed.
  • No events allowed.

Fees and Payments

  • Firewood may be added at the time of booking or with 1 week's notice. It is $25 per night and you receive 2 wrapped bundles of wood and a firestarter.
  • There is an additional pet rent of $25 per pet per night plus tax for up to 2 mature, well-trained, hypoallergenic dogs.
  • All bookings are subject to a $50 cancellation fee.

Cancellation Policy

  • Bookings canceled 60+ days before arrival will receive a refund of the deposit.
  • Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit.
  • Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.

Utilities and Amenities Access

  • The house includes a well stocked kitchen with utensils for meal preparation, a dishwasher, stove, oven, refrigerator, and cooking basics.
  • High-speed internet is available.
  • A clothes washer and dryer are provided.
  • Towels and linens are provided.
  • Starter sets of paper products, hand soap, shampoo, conditioner, body wash, and makeup remover cloths are provided. These supplies are enough for one or two nights.
  • We do not provide hair dryers.
  • Hot tub available.
